Leak Detection & Mitigation
This installation covers 4 areas on the top floor which consists of Men’s & Women’s Washrooms, Chiller Room and the Boiler Room. Quadreal’s main objective is to detect and mitigate leaks at the source, and to relay instantaneous data to the supervisor platform (QR Connect). The two main types of sensors deployed for this solution were spot sensors and rope sensors shown in the diagram below:

The rope-type sensor detects the presence of water on contact. It is constructed of a strong, durable, non-conductive polymer to avoid false alarms, while remaining highly flexible for easy installation around equipment and locations. In mechanical rooms, sensors are held in place by retaining clips; in washrooms, sensors are wrapped around water and sewage pipes hidden behind wall tiles to keep a clean look.
Rope Sensors
Spot sensors detect water presence at a single point and confined areas. The probes must touch water simultaneously to detect water leaks and trigger alarms. A small, unmarked casing prevents impact damage while keeping the whole assembly virtually unnoticeable to occupants and passers-by.

All sensors and bypass switches are connected to the main control enclosure that houses the main controller. An alarm module on top indicates system status via colored lights (Green=OK, Amber=Bypass, Red=Alarm) as well as a loud siren during an alarm state.

Rope sensors encircle all equipment and locations that may be sources of water leaks. They are all firmly held in position by clips attached to the floor or walls, which allow for straightforward temporary removal if needed. The sensors are sensibly placed for maximum coverage while avoiding damage from foot traffic and equipment movement.
The main enclosure is equipped with a bypass switch to temporarily suspend leak detection. A bypass switch for the washroom sensors is located in the janitor’s closet for easy access during regular cleaning & maintenance routines.
